- Full Plans applications have to be thoroughly examined by a Registered Building Inspector before being approved. By law a decision on an application must be given within five weeks from validation (unless it's extended with your written consent), but usually it takes much less time than this.
- The Decision Notice will either deem the application Granted, Rejected or Granted subject to requirement(s).
- The Water Authority & Fire Services are consulted if applicable.
- Works can commence before the plans have been checked but this will be at your own risk.
- The application is valid for 3 years from the date plans were submitted, if works do not start within this time frame the application will expire.
- A Registered Building Inspector will carry out site visits at different stages of the proposed works. Inspection requests are the responsibility of the applicant.
What is a Building Notice Application?

- Can be submitted without plans or working drawings.
- Ieal for small projects and alterations. Structural calculations may be required if installing one or more RSJsStructural calculations may be required if installing one or more RSJ's
- Quick turnaround time, after 48 hours of the fee being received works can commence.
- Onus is on both homeowner and person carrying out works, that a good knowledge and ability to comply with Building Regulations is achievable.
- Valid for 3 years from the date the notice was given, if works do not start within this time frame the application will expire.
- A Surveyor will carry out site visits at different stages of the proposed works.
- Inspection requests are the responsibility of the applicant.
What is a Retrospective Application?

- Applicable for works carried out after 11th November 1985. (Unauthorised work)
- Can only be applied for and carried out through Local Authority
- For works that have started or have been completed without prior approval from building control.
- Works may need to be exposed, rectified or removed.
- An option if works were carried out by previous occupant/owner.
- Inspected using the Building Regulations that were relevant at the time of the work.
- If you did not receive prior approval for works and you are looking to sell a property, you must disclose this to your Conveyancing team.
